Application Process:

The process starts with getting to know our clients, identifying their current financial, and situational needs which all happens during the first meeting or phone call (virtual zoom meetings are available as well as phone call – always based on client’s choice on type of meeting preferred). This helps us determine an end goal to structure the product and tailor it to your specific needs.

Filling up the online Application and Documents requested dependent on application request on our website. The quicker the online application and documents are received/submitted to us the quicker we acquire an approval.

3. Mortgage Application Review & Submitted (1 Business Day)

This is where the operation kicks into overdrive. We review the mortgage application and documentation to structure your deal to your specific requested needs. Expect a phone call to review your information, prior to submitting to the lender for approval to ensure that you are satisfied with the application as submitted.

4. Lender Review (2 to 7 Business Days)

After the mortgage application and documents have been submitted to the lender for approval. The lender then reviews the file/application and provides approval based on information provided.

5. Mortgage Approval Package (1 Hour)

Once the client's mortgage approval package form is received from the lender, we will be in touch with you to arrange an appointment to review. If you have any questions, we're always there to make sure step by step guidance to ensure that you understand all the mortgage terms and conditions and are comfortable with the lender requirements and understand them fully.

If the lender has come back during the Lender Review with additional requirements, we will request more documents from you at this time and explain the reasoning.

6. Funding (Closing Day)

Once all the lender requirements have been met, the lender will send a letter of instruction to the solicitor of your choice.
Your lawyer or notary will contact you to arrange an appointment date for you to come in and sign legal/mortgage documents.

Mortgage proceed funds will be provided on the Closing Date of the mortgage once all documentation has been signed and satisfactory Solicitor Letter of Opinion sent to lender.
